The maximum height regime provided for in the future General Urban Plan (PUG) of Sibiu is P+6 with accents of P+8 and refers to the Căia Șurii Mici area, especially for future constructions. These “accents” can be granted based on visibility studies, says architect Alexandru Cristian, one of the architects working on the document. However, the current management of the Sibiu City Hall says that the height regime can be increased where this is possible, this aspect will be reevaluated.

“(The P+8 height regime) has been evaluated from several points of view, not least in terms of public reactions over time. I believe that certain measures of permissibility must be gradually applied. In general, abrupt breaks in development regimes bring with them various dissonances and aspects that can be less controlled; neither the design side is usual, nor the administrative side is always ready to take over such shocks. But there is an option…”, said Alexandru Cristian, from Daedalus Proiect, one of the members of the association working on the future PUG of Sibiu, during the third round of public consultations on the document.

Previously, several well-known architects from Sibiu declared in the Council Tower that “Sibiu is not Frankfurt, Dubai or Shanghai”, showing that “Sibiu can develop without densification”. They referred to the increase in the land use coefficient (LUT).

Probably because of this, the architect Cristian said yesterday that “I was tempered by our colleagues”, although he admitted that “I am one of the followers of a higher height regime”. “So do we,” replied Mayor Astrid Fodor.

In the context of the discussions about the Calea Șurii Mici area, the mayor of Sibiu explained that buildings taller than eight floors can be erected here. “A final decision has not been made and we will have to re-analyze once again regarding the height. There are few areas in Sibiu where you can increase the height and maybe this is one of them. You saw that there were proposals at the developer meeting as well. We will reanalyze. With the management team we reanalyzed it and together with the chief architect, we didn’t get to tell you – let’s see what you think, let’s see how far and if we can go further (…) Meanwhile, we tried to we explain that we have to change. At least where we can, we do it. But of course, with sufficient underground parking lots, with green areas, etc.,” said the mayor.
