It is said – and not a few times – that the city by the sea is the “death of passion” in terms of business. A label that is only partially true, because in Constanţa, beyond the companies connected to the pipeline of public money, there are also companies interested in healthy, private business. Regardless of the size of the business, one of the main problems encountered is related to the location.

“You cannot bring big investors to Romania and offer them land, even for nothing, in Bărăgan. Constanţa has the advantage of being a port city, with an opening to the sea, connected to the highway, but there is the problem of location, on whose land you place it, given that the municipality no longer owns large areas”.

The statement made, for “Cuget Liber”, by the president of the Chamber of Commerce and Industry of Romania, Mihai Daraban from Constanta, had in mind in particular the big players in the industry, companies with budgets of tens or hundreds of millions of euros, which, at least theoretically, it could solve this problem.

But what do you do with small and medium-sized companies, importers or producers, with turnovers of one or two million euros? As the option of land acquisition fails from the start, there is still the option of renting. And on the hall market, they play hard, the prices being staggering!

Calculate well before clapping!

Thus, a building suitable for warehouse/hall/industrial space, in the IC Brătianu area, towards the exit to Valu lui Traian, with an area of ​​6,315 square meters and a height of 10 linear meters, is for rent at the price of 31,575 euros/month + VAT , to which maintenance costs are added (1.5 euro/m2 + VAT). The space has facilities (water, sewage, gas, electricity 220-380kw), parking spaces in the yard, it is available immediately, and the contract period is at least five years.

In the industrial area, in the vicinity of the former paper factory, a completely renovated and insulated hall, with a total usable area of ​​1,800 square meters (ground floor – 1,000 sqm, office spaces, changing rooms, sanitary facilities; first floor – 650 sqm, open-space, kitchen), with ramp access for heavy vehicles, alarm system, 24/7 video surveillance, is offered for rent at the price of 3.82 euros/sqm (6,300 euros/month) + VAT, but before you clap, you must also take into account the substantial commission reserved for the intermediary: 50%!

The “bar” is just as high in the case of halls located near the port of Constanţa. For example, an industrial space suitable for logistics, storage or production activities, built in 2023, with a height of 10.5 m, which can be divided into areas of 3,000-5,000-15,000 (on request even larger areas), is rent with amounts varying between 10,500 and 57,000 euros + VAT / month, the buildings have ramps for TIRs and drive-in access.

“Prices are quite high on this market, substantial budgets are needed, and companies must do their calculations very well before starting a business. In Constanţa, the need for a large-scale logistics park is felt, which offers all the necessary conditions and facilities, in a budget accessible to as many companies as possible”, said Sorin V., real estate specialist, for “Cuget Liber”.
