The prices of non-village lands in Constanţa County have skyrocketed! Whether we are talking about an agricultural or industrial destination, the sums circulated are downright hallucinatory, the owners even asking for 16,000 euros for a hectare of land!

If you intend to make an investment in land outside the city, the recommendation of the specialists is to wait, to keep the money “on the mattress”. This is because, at the level of Constanța county, prices have exploded!

Thus, an agricultural land, with an area of ​​150 hectares, located in the town of Peştera, is sold for no less than 1.125 million euros (7,500 euros/hectare), all lots having cadastre and tabulation.

There are frequent situations in which the lands are not “linked”, and such a case is that of an owner who puts up for sale 30 hectares of arable land, available in subdivisions: 8.69 hectares in Ciobanu, 2.45 hectares in Gârliciu, 2.64 hectares in Hârşova, 4.40 hectares in Horia, 7.97 hectares in Saraiu, 3.38 hectares in Vulturu and one hectare in Pantelimon.

“It is an excellent opportunity to invest in agricultural land, in Constanţa, one of the most fertile and promising agricultural territories in Romania”, the representatives of the owner, who are asking for a handsome sum in return: 244,160 euros, said.

The “champion” of the offers is that of an owner from the commune of Mihai Viteazu, who requests no less than 100,800 euros in exchange for an arable land, with an area of ​​6.3 hectares. A simple calculation shows us that the hectare is quoted at 16,000 euros and then you wonder what activities you need to carry out to get the investment.

“Prices on the agricultural land market have risen a lot in 2024. You rarely find a hectare that sells for less than 4-5,000 euros. In general, the prices vary around 7-8,000 euros, depending on the positioning, the possibilities to do agriculture or host a wind turbine, the neighborhoods, etc. Transactions are quite few, for the moment, not only a stabilization of the market is expected, but also a decrease in prices, but I don’t think this will happen soon”, said Sorin V., agent, for “Cuget Liber” real estate agent with over 20 years of experience in the field.

The industrial destination, a luxury!

The prices of land outside the city become even higher when the destination is no longer eminently agricultural, but… industrial. Concretely, an investor who intends to purchase a plot of land necessary to build a hall / production unit needs substantial funds to see his dream with his own eyes.

For example, in the outskirts of the city of Ovidiu, an eight-hectare plot of land is for sale, which can be used for the construction of warehouses or a logistics park. The utilities exist, the land is connected to the water and electricity networks (installed power over 1,000 KWA), and in the future, it could be transferred to the urban area.

The price is 800,000 euros, and the land surface can be expanded later to 20-25 hectares.

A little cheaper – 723,000 euros – an industrial inner-city land is for sale in the USAS-Năvodari area, with an approved PUZ project proposal (halls on the ground floor, plus two floors for offices), with an opening to the road of 400 linear meters.
