Emma Toma, head of office division, AFI Europe Romania: We have a long-term plan to keep the buildings in the portfolio. For this reason, our concern to improve them from a technical and aesthetic point of view is great.

The blocking of the PUZs puts pressure on the real estate development of the Capital, but it comes after 20 years of chaos in the constructions in Bucharest, said Emma Toma, head of office division, AFI Europe Romania during the event ZF Tendințe in Piaţa de Birouri 2024 held by ZF together with Mobexpert Office, Forte Partners and CPI Property Group.

“The blocking of PUZs affected us all. And at the moment we have a number of lands on which we want to develop projects. There is capital, there is financing, but we had to sit still because these PUZs were blocked. From the new mayor, we expect a greater openness to unlocking these PUZs. Personally, I would also like to see a selection in the awarding of building permits, because for 20 years it has been built chaotically and motley. Most European capitals have a uniformity in the type of buildings they develop, especially residential ones, and I think we are the only ones where authorizations were given without a common denominator.

In the future, I would like to see more attention from the mayor’s office in this regard”, said Emma Toma.
