In the big cities in Romania, people pay a large part of their salary for the monthly rent. Among them is Iași, where the rents are not the most expensive, but the ratio between rent and salary is quite narrow.

Many Romanians live in rented accommodation both in Bucharest and in other large cities. In some of these, prices have risen quite a bit recently.

In Brașov, the local rental market is not the most expensive in Romania. However, many residents allocate more than half of their salary to paying rent. On the other hand, rents in Timișoara are more affordable, as people pay about a third of their monthly salary.

In fact, Brașov ranks third nationally in the list of the most expensive cities for those who live in rent. In the last year, rents for two-room apartments have risen by 20%, more than in Bucharest or Cluj-Napoca, where prices have increased by 11% and 17%, respectively.

The average net salary in Brașov is 4,588 lei, and the average rent for a two-room apartment is 2,380 lei/month. The residents of Brașov end up giving 52% of their earnings just for rent, according to the calculations made by the Imobiliare.ro platform, based on data collected internally and information published by the National Institute of Statistics (INS).

How much the residents of Cluj, Iasi and Bucharest pay for rent

It is already known that the most expensive rents in the country are in Cluj-Napoca. At the same time, local incomes are higher, exceeded only by those in Bucharest, being almost 19% above the country’s average.

The average net salary is 5,766 lei, and the rent for a 2-room apartment is, on average, 2,609 lei/month. In this way, a tenant with this income would pay 45% for rent.

In turn, the residents of Iași also pay a large part of their salary for rent. At the county level, the sixth highest average net salary in Romania is earned.

In March 2023, the rent for a 2-room apartment was approximately 1,790 lei per month, and in March 2024 it will reach 1,988 lei per month. The amount represents 42% of the salary of the residents of Iași.

In Bucharest, the employees have the highest salaries, but the rents are also quite high. For example, if it is a salary of 6,136 lei, 40% is needed to pay the rent.

The offers are varied in Bucharest regarding rents, and the price differences demanded by the owners can be quite large, depending on the area. In the north of the city, an apartment can reach 6,000 lei per month. In the south, apartments can be found where the rent is around 1,750 lei.

In Timisoara, things are a bit more affordable when it comes to rents. The average net salary in Timiș County is 5,278 lei, according to INS data. It is the third largest in the country, after Bucharest and Cluj.

The rent for a two-room apartment is, on average, 1,888 lei. To pay the rent, the residents of Timișoara allocate, on average, 36% of their salary.
