In the Trei Stejari district of Sibiu, on five plots located in the area of ​​Bâlea, Fabricii, Șerbota and Lector streets, blocks of flats, commercial buildings, a playground for children and parking spaces will be built. The Zonal Urban Plan (PUZ) was in public debate at the end of last year, and recently the municipality made public the citizens’ grievances, as well as the developer’s responses.

The Zonal Urban Plan (PUZ) regarding the development of a mixed area, which would include residential and commercial buildings, a playground for children, parking lots and green spaces, near the center of Sibiu, was under public debate at the end of last year, and the people of Sibiu they could send suggestions to the municipality. The developer has responded to their grievances, clarifying whether they can be resolved.

Where the Trei Stejari brewery used to be, blocks will rise, with height regime S+P+3+M / S+P+3+R / S+D+P+2+M / S+D+P+ 2+R. The main function of the area will be collective housing. Functions for services, such as a specialized medical clinic and shops on the ground floor of the buildings, will also be arranged. A playground for children will be built, as well as parking lots and green spaces. At the same time, there will also be a supermarket. The total area of ​​the land is over 11,000 square meters. The height of the buildings will not exceed 16 meters at the eaves from the elevation of the natural terrain. “The restructuring of the old industrial area, currently located in an area adjacent to the central area, near the CFR train station of the city of Sibiu, requires, along with the construction of new residential spaces intended for individual living, the completion of the area with related services and trade, with the aim of achieving a balance of requirements and supply of this mixed area. Vacant land resulting from the demolition of old industries also has development potential for green areas. In addition to the collective housing and services, squares and green areas for relaxation and free time will be set up, which will be addressed to the residents of the entire neighboring area”, the document submitted for consultation last year states. The beneficiary of the project is SC DUO IMMO SERL and Veroli Farmacie SRL.

Sibiu residents asked for paid parking spaces

A resident of Sibiu brought to the attention of the municipality the fact that in this area road traffic is suffocated due to cars parked on Şerbota street.

“Considering the development of shops and collective housing buildings in this area, it is absolutely necessary to create sufficient parking spaces for both residential and commercial functions. At the same time, on the part of the Sibiu City Hall, a better/efficient systematization of the circulation in the area immediately adjacent to these studied plots is necessary, in order to avoid the effect produced by the opening of the NTT headquarters. Since the opening of this office, which benefits from a very generous parking lot that is almost always 50% empty, traffic on Şerbota Street has become an ordeal, with cars parked on both sides of the street, although we are talking about a two-way street, you can barely move in one direction. In addition, in the very near future the commercial space on the ground floor of the NTT building will be completed, which will lead to even greater crowding of the respective area,” a Sibiian reported.

He proposed that the future parking spaces created in the area should be paid, and that Şerbota Street should not be turned into a one-way street. “For the creation of parking spaces that can possibly be occupied by visitors to the newly created commercial spaces in the area (which will not necessarily be well-sized, but for convenience most likely will not be properly occupied, as currently happens on Şerbota street where they park – rather, they completely block a traffic lane, parking spaces can be marked on the one-way streets in the area, exactly as was done on the last section of Urlea street. Also, given the increased traffic values be in the area and due to the increased need for parking spaces, it is imperative that these newly created parking spaces are paid, in such a way that they are not occupied by the residents of the area is feasible for the simple reason that it should take over the traffic from the one-way streets in the area (Axente Sever, G. Enescu, Podragu, Urlea)”, the Sibiian sent in the notification to the municipality regarding the PUZ.

The developer conveyed that he will propose the introduction of road signs with “no parking” on both directions, so that traffic is no longer hindered by vehicles parked on the side of the road. “In the PUZ urban planning documentation it is clearly specified that a PUD urban planning documentation is additionally required for this plot to clarify the accesses and how to park vehicles. Your suggestion is welcome, we will take it into consideration and forward it to the town hall”, the developer said.

Other citizens received clarifications regarding the height regime and the volume of the buildings, which will be “in agreement with the development directions of the central area of ​​public interest”.
