Cluj has the most expensive real estate market in the country, with an average price per square meter of over 800 euros compared to that recorded in the Capital.

“It is the natural effect of a real estate bubble created and maintained by the Emil Boc administration”, comments Sabin Sărmaș, independent candidate for Cluj-Napoca City Hall.

The average sale price of apartments in Cluj-Napoca increased to 2,631 euros/sqm, the highest in the country, with a 14% advance compared to 2022, and 4% more compared to the first quarter of the current year, shows an immobiliare.ro analysis. For comparison, the average sale of apartments in Bucharest is 1,799 euros/sqm, up by approximately 15% compared to April 2023.

“By limiting the number of projects and authorizing only some developers close to the City Hall, Emil Boc created and kept under control a real estate bubble with a limited offer for a huge demand. The result was a chain explosion in prices. A higher rent paid by some business also means an automatic transfer of prices to the final consumer, who ends up paying more expensive services and products. That’s how we ended up having higher prices for everything in Cluj, first of all with the most expensive minimum consumption basket for a decent living”, says Sabin Sărmaș, considered the main opponent of Emil Boc in the elections of June 9.

In his opinion, prices can return to normal only by bursting the real estate bubble, that is, by unlocking investment projects in the city and by building social and youth housing, as well as student campuses, through public-private partnerships. And also through partnerships with real estate developers, explains Sabin Sărmaș, the municipality can build nurseries, kindergartens and schools within the new projects, thus reducing the pressure that the lack of the latter places on city traffic.

“The solution is simple. You build infrastructure in the areas of Cluj where you can build, if necessary, move certain areas from extra-village to inner-village, and let the city develop. As long as you refuse to do this for populist reasons, in the name of the well-being of the residents of our city, the payment actually comes from the very common man whose good you claim to be after. Without an increase in supply, the real estate market can no longer be regulated”, concludes Sabin Sărmaș.
